London landlord compliance
Landlord compliance by London borough
Practical planning guides for EICR reports and annual gas safety checks across all 33 London boroughs.
Choose your borough
Each guide combines the national EICR and gas safety duties with a practical property-management prompt for that area. Use the guide to organise access, renewal dates, tenant paperwork and follow-up work. The legal duties are the same across London, but the details of each property and tenancy still need their own record.
Plan the records, not just the appointment
A rented home needs an electrical installation inspection and test by a qualified person at least every five years. Gas safety checks are separate: a Gas Safe registered engineer checks each landlord-provided gas appliance and flue every 12 months. Keep the relevant report, tenant delivery note and any remedial confirmation with the property record. See GOV.UK electrical safety guidance and HSE landlord gas guidance. These legal points were last checked 12 September 2026.
Hem provides electrical and landlord certificate services, including EICR reports. Hem is not Gas Safe registered; gas work is carried out by Gas Safe registered engineers Hem works with. The legal information on the borough guides was last checked 12 September 2026. Read the source guidance and confirm the obligations that apply to your own property.
