Hem Lettings is the lettings and property management arm of Hem London. We look after the people in your property and the property itself, with a real team on the tools.

Rent collection and monthly statements, arrears follow-up, tenant contact, inspections, rent reviews, check-out, deposit return and re-letting.
Repairs are triaged and handled by Hem London’s in-house trades. We agree your spending limit up front and seek approval above it, except in a genuine emergency.
We support the coordination and tracking of gas safety, EICR, EPC, smoke and CO alarms, Right to Rent, deposits and relevant licensing.
From first call to move-in
Tenant find is part of the management fee, including when it is time to re-let. We take care of the steps; you stay involved in the decisions that matter.
Agree an honest asking rent and check the property is ready to let.
Create the listing, arrange photographs and handle enquiries and viewings.
Reference applicants, carry out Right to Rent checks and present your options.
Prepare the tenancy agreement, protect the deposit and arrange inventory and check-in.
The practical difference
When something needs attention, we triage it, explain what is needed and use our own trades team. Membership sets your repair rates and priority access; the work itself is charged separately.
Bronze and Silver: £80/hour. Gold and Platinum: £75/hour. No call-out fee and no repair mark-up. Priority booking is next-day on Bronze/Silver and same-day on Gold/Platinum; timing is not guaranteed.
A transparent example
For a property let at £2,000 per month, the management fee is £100 a month from month two. With the first management month free, that is £1,100 in year one.

Membership gives your property access to published repair rates, no call-out fees and member benefits on safety certificates. It is a separate cost from the 5% management fee. View current membership plans and offers.
Yes. Tenant find and re-lets are included in the 5% management fee. The first month of the management fee is free; the fee begins in month two.
No. Repairs are charged separately at member rates, with no call-out fee or repair mark-up. Bronze and Silver rates are £80 per hour; Gold and Platinum rates are £75 per hour. Priority booking is next-day for Bronze and Silver, and same-day for Gold and Platinum; these are priorities, not guaranteed appointment deadlines.
Inventories are charged at cost, except for Platinum members where they are included. Safety certificates are charged separately, subject to membership discounts and any free certificate benefits for your tier.
Yes. We can take over management of a tenancy already in progress. We will talk through the current arrangement, documents and any outstanding property needs with you.
We agree a repair spending limit with you in advance. If proposed work is above that limit, we ask for approval first, except where there is a genuine emergency.
