What the plan is, and what it is not
A rented property runs on a calendar. An EICR every five years, a gas safety check every twelve months, an EPC of band E or better, and whatever breaks in between. The membership is built around it: a lower hourly rate, priority booking, free certificates and discounts on the rest.
It is not insurance. There is no claim, no excess and no cover limit, because the plan never pays for a repair, parts or a replacement boiler. It changes what labour costs and how fast someone reaches the door. It does not make you compliant — the duties below stay with you.
The compliance calendar
Three dates carry most of the risk. Members get these certificates free or discounted, and we can book them before they run out.
EICR — every 5 years
The installation must be inspected and tested by a qualified person at least every five years. The report goes to your tenant within 28 days, to a new tenant before they move in, and to the council within 7 days of a request. Any C1, C2 or FI makes it unsatisfactory, and that work must be done within 28 days. Penalties reach £40,000.

Every landlord-supplied gas appliance and flue needs a safety check each year by a Gas Safe registered engineer. The record goes to your tenant within 28 days, or before a new tenant moves in, and you keep it for at least two years. A check is not a service; HSE says not to treat one as the other.
Gas safety certificatesEPC — band E minimum
Since 1 April 2020 you cannot let a domestic property rated below E unless a valid exemption is registered. The maximum penalty is £5,000 per property. Band C by 2030 is a stated government aim, not a confirmed legal deadline.
EPC and MEESOffences under the electrical safety standards from 1 May 2026 fall under the Renters' Rights Act 2025. Gas safety breaches can mean a substantial fine, a custodial sentence, or both. More on our landlord certificates page.
Social landlords: 1 November 2026
The electrical safety rules came into force for the social rented sector on 1 November 2025. For tenancies granted before 1 December 2025, the installation must be inspected and tested, and landlord-supplied electrical equipment checked, before 1 November 2026. Running more than one property

We arrange access with your tenant directly and keep you copied in, which is usually the difference between a chase and a booked visit.
Platinum: property MOT and key holding
Platinum adds an annual property MOT and key holding, so we can attend when nobody is home and flag problems before a tenant reports them.
Questions landlords ask
Is membership per property or per portfolio?
Per property. Each address needs its own plan, and you can put different properties on different tiers. For anything beyond a handful of properties, talk to us about a partnership arrangement instead.
Is this insurance, or does it guarantee compliance?
Neither. It is a membership, not an insurance policy, and it never pays for a repair, parts or a replacement. You get a lower hourly rate, no call-out fee, priority booking and free or discounted certificates. Your legal duties stay yours.
How often do I need an EICR and a gas safety certificate?
An EICR at least every five years, and a gas safety check on every landlord-supplied appliance and flue every 12 months. The gas check can be done up to two months early while keeping the original anniversary date, which makes batching easier.
What happens if the EICR comes back unsatisfactory?
Any C1, C2 or FI makes the report unsatisfactory. The remedial or further investigative work has to be done within 28 days, or sooner if the report says so, and written confirmation goes to your tenant and the council within 28 days. C3 is advisory only.
Can you do the EPC as well?
An EPC has to be produced by an accredited domestic energy assessor, which is not accreditation we hold. We arrange the assessment for you and quote for any improvement work the report points to, such as insulation, heating controls or lighting.
How do the certificate discounts work?
Bronze gets 5% off certificates, Silver 10%, Gold 15% and Platinum 20%. Every tier includes at least one free certificate a year, Platinum four. An EICR starts at £80 for a studio or one-bed, a gas safety certificate from £80 for a flat with one appliance.
What if my tenant will not give access for the gas check?
Keep a record. HSE expects at least three documented attempts, including written notice explaining that the check is a legal requirement and is there for the tenant's safety. Note down every attempted visit as you go.

Yes. We work through a group of properties together, arrange access with each tenant and keep the paperwork in one place. Tell us how many, and where.
Which areas do you cover?
Everywhere inside the M25 and just outside it. Hem London is NAPIT registered, registration 64777, and fully insured including public liability. Gas work is done by Gas Safe registered engineers we work with.
