The problem we help solve
If the landlord supplied it, the landlord maintains it and the landlord carries the safety duty for it. Most agents inherit portfolios where nobody recorded which appliances were supplied, which were left by a previous tenant, and which the current tenant brought. That ambiguity surfaces at exactly the wrong moment: when something fails mid-tenancy, or when a PAT test raises the question of what should have been tested.
What we do
- Appliance inventory per property on first attendance, recording make, age and whether it is landlord-supplied — which settles the responsibility question before it becomes a dispute.
- Repair-or-replace called honestly. An eight-year-old washing machine with a £180 repair is a replacement, and we will say so rather than book the repair.
- PAT testing on landlord-supplied appliances, scheduled with other visits rather than as a standalone attendance.
- Disposal and replacement handled where the decision is to replace.
