The problem we help solve
Agents routinely assume the annual gas safety check covers maintenance. The HSE is explicit that it does not. A CP12 confirms an appliance is safe on the day; it does not keep it running, and it does not protect the manufacturer warranty that a landlord is relying on. The result is a portfolio of boilers that are certified and unserviced, failing on the coldest night of the year, several years before they needed to.
What we do
- Service and safety check arranged as one visit where the appliance and access allow, which halves the disruption to the tenant.
- Warranty terms checked against the service record, because a lapsed service voids the cover the landlord thinks they have.
- Repair-or-replace assessment with the numbers behind it, not just a recommendation — age, parts availability, likely remaining life against the cost of a replacement.
- Service history kept per property, so the question at year five is answerable.
