How our pricing works
Most trade websites in London hide the numbers behind a contact form. We would rather publish the confirmed ones and be plain about the rest.
There are three kinds of price here: an hourly rate that depends on which membership plan you are on, a fixed starting price for the two certificates landlords need most often, and everything else, which is quoted per job.
Everything below is for work inside the M25 and just outside it. Whatever the job, you get the figure before we book.
Hourly rates
The hourly rate is where a membership earns its keep. Members pay no call-out fee either.

We do not publish a non-member hourly rate, because we would only be making one up to fill a gap. Non-member work is quoted per job instead. To see how we work before committing to anything, take the one-off trial visit at £120.
Certificate prices
A rented home in England needs its electrical installation inspected and tested at least every five years, and each landlord-provided gas appliance and flue checked every 12 months. These are the two certificates we are asked for most.
EICR from £80
For a studio or one-bedroom flat. Larger properties are priced on the number of circuits, because more circuits means more testing time.
Gas safety certificate (CP12) from £80
For a typical flat with one gas appliance. More appliances take longer. Gas work is carried out by Gas Safe registered engineers we work with.
Members take 5% to 20% off certificates depending on the plan, and every plan includes at least one free certificate a year. Work to put right anything a certificate finds is quoted separately, in writing.

On every plan, from Bronze up. You pay for time on the job.

After that, a 12-month minimum term. Worth knowing before you join.
Platinum extras
Four free certificates a year, an annual property MOT and key holding.
Welcome credits come as ten vouchers, one per booking rather than handed over in one lump. Whether a plan is worth it depends on how often you call anyone out, which is the whole of our membership versus pay as you go page.
What this page does not price
A rate card that covers everything is a rate card that will be wrong about something. Here is what sits outside it.
- Bigger jobs. A rewire, a bathroom or a boiler swap is quoted after we have seen it, not from a page like this one.
- Remedial work after a certificate. If an EICR or gas check finds something, you get the cost in writing first, with no obligation to use us.
- Non-member work. We quote it job by job rather than publish an hourly rate we cannot promise fits your job.
- Parts and materials. Quoted with the job, so you can see what is labour and what is not.

Questions about price
Is membership per property or per person?
Per property. If you own or manage more than one, each needs its own plan, and the tier can differ between them — Platinum on the flat you let out, Bronze on the one you live in.
How much does a tradesperson cost per hour in London?
The figure we compare against is about £120 an hour. Our members pay from £75 an hour on Gold and Platinum, and from £80 on Bronze and Silver, with no call-out fee.
What do you charge if I am not a member?
We quote non-member work job by job rather than publishing a single hourly rate. Tell us what needs doing and we will put a price in writing. There is also a one-off trial visit at £120.
Is there a call-out fee?
Not on any membership plan. It is part of what the monthly fee buys, and why a short job is worth booking rather than putting off.
How much is an EICR?
From £80 for a studio or one-bedroom flat. Larger properties are priced on how many circuits are on the consumer unit, and we confirm the figure before we book.
How much is a gas safety certificate?
From £80 for a typical flat with one gas appliance. More appliances mean more time and a higher price. Hem London is not Gas Safe registered; the gas work is done by Gas Safe registered engineers we work with.
Am I tied into a membership?
The first month is risk-free. After that, plans run on a 12-month minimum term. If you only call a tradesperson once every few years, a plan is probably not for you, and we would rather say so.
What happens to the price if the job turns out to be bigger than expected?
We stop and tell you. Anything beyond what was agreed is quoted before we carry on, so you decide rather than find out at the end.
